BACKGROUND

A. Allegations of Complaint

This action involves the property located at 17441 Ludlow Street in Granada, California. Plaintiff Edwin H. Burns Jr. (“Plaintiff”), in propia persona, alleges that Defendant America’s Wholesale Lender (“AWL”) caused a deed of trust and promissory note to be recorded with Instrument Nos. 05 1462866 and 05 1462867. Plaintiff alleges that AWL was not properly licensed to operate and conduct Residential Mortgage Lending Business in California, and that AWL was not compliant with the Revenue and Tax Code. Thus, Plaintiff seeks to void, cancel, set aside, and expunge the deed of trust and promissory note and to quiet title to Plaintiff.
