PLAINTIFF’S EXPERT WITNESS DISCLOSURE
Plaintiff VILLAS AT EMERALD LAKE HOMEOWNERS ASSOCIATION, INC.

(“Plaintiff”), by and through undersigned counsel, pursuant to the Court’s Case Management
Order dated April 9, 2021 hereby files its Expert Witness Disclosure as set forth below:

1. Felix Martin, PE of Marcon ForensicsMr. Martin will testify regarding the existence of construction and design defects, the cause
of the defects, the damages caused by the defects, the parties who committed the defects,
and the scope to repair the defects and associated damage. Mr. Martin will also testify
regarding the various construction and design standards of care and how said standards of
care were breached. Mr. Martin has prepared an expert report dated April 2, 2021 that sets
forth the opinions he intends to offer in this matter, subject to supplementing same
consistent with the evidence discovered during discovery. A copy of his report will be

circulated to all parties via a ShareFile link.

Attached as Composite Exhibit “A” please find Mr. Martin’s list of recent testimony, rate

sheet, and CV.

2. Sean Heaney, SMH Construction Services, Inc.
Mr. Heaney is a licensed Florida certified general contractor. Mr. Heaney will testify
regarding the cost to repair the construction and design defects and associated damages.
Mr. Heaney prepared a preliminary cost of repair report, dated April 5, 2021 that sets forth
the opinions he intends to offer in this matter, subject to supplementing same consistent
with the evidence discovered during discovery. A copy of his report will be circulated to
all parties via a ShareFile link.
Attached as Composite Exhibit “B” please find Mr. Heaney’s list of recent testimony,
rate sheet, and CV.

3. All experts deposed or noticed for deposition.

4. All other experts named or identified in discovery.

5. Impeachment and/or rebuttal expert witnesses.Plaintiff will produce its experts for deposition upon a mutually agreed time and place.
Plaintiff reserves the right to amend and/or supplement this list as needed and consistent

with the Court’s Case Management Order.
