RETURN DATE: JULY 28, 2020 SUPERIOR COURT FRED K. KAOQUD JUDICIAL DISTRICT OF FAIRFIELD VS. AT BRIDGEPORT TOWN OF WILTON JUNE 26, 2020 APPLICATION To the Superior Court for the Judicial District of Fairfield at Bridgeport, on June 26, 2020, comes Fred K. Kaoud, of 27 Danbury Road, Wilton, Connecticut (the “Applicant”), appealing from the action of the Board of Assessment Appeals of the Town of Wilton, and complains and says: 1. On October 1, 2019, the Applicant was the owner of certain real property in the Town of Wilton known as and located at 27 Danbury Road, Wilton, Connecticut (the “Property”). 2. The Tax Assessor of the Town of Wilton (the “Assessor’) valued the Property as of the assessment date of October 1, 2019 in the amount of $2,344,440, being 70 percent of the purported fair market value of $3,349,200. 3. The Assessor determined that all property should be liable for taxation at 70 percent of its true and actual valuation on that assessment date. 4. The valuation of the Property placed thereon by the Assessor was not that percentage of its true and actual value on that assessment date, but was grossly excessive, disproportionate and unlawful. 5. The Applicant duly appealed to the Board of Assessment Appeals of the Town of Wilton, claiming to be aggrieved by the action of the Assessor, and offered to be sworn and answer all questions concerning the Property, but the Board of Assessment Appeals made no changes in the valuation and gave the Applicant written notice of the denial on its appeal on April 30, 2020. WHEREFORE, the Applicant appeals from the action and ruling of the Board of Assessment Appeals of the Town of Wilton and prays that the valuation of the Property on October 1, 2019 be reduced to 70 percent of its true and actual value.
