or lien in the real estate described in the
Complaint herein,
Defendants.
This Court has granted Plaintiff's motion for a default judgment in this matter
requiring the following described property in Isanti County, Minnesota, hereinafter the
Property, be sold by private sale: That part of the W1/2 of NW1/4, Section 18, Township
34, Range 24, described as follows, to—wit: Cormnencing at a point 12 rods West of the
Northeast corner of said W1/2 of NWl/4 of said Section 18, Township 34, Range 24,
thence West and along the North line thereof a distance of 100 feet, thence South and
parallel to the East line of said W1/2 of NW1/4 of said Section 18, Township 34, Range
24 for a distance of 2178 feet; thence East and parallel to the North line of the W1/2 of
NW1/4 of said Section 18, Township 34, Range 24, a distance of 100 feet; thence North
and parallel to said East line of said W1/2 of NW1/4, 2178 feet to the North line thereof
and point of commencement and there to terminate.

Upon the motion of Plaintiff requesting that the Court make determinations
concerning how the Property be sold and appoint appraisers, and upon all of the files,
records and proceedings herein, the Court Orders as follows:
1. North Metro Appraisal Services, Inc.,
2140 138th Avenue NW
Andover, MN 55304
and
Infinity Appraisals, Inc.
2864 144th Ave NE
Ham Lake, MN 55304
are appointed by the Court as appraisers of the Property above—described pursuant to
Minn. Stat. § 558.17. The cost of the appraisal shall be paid from the proceeds of the
sale of the Property. The appraisal shall be filed with this Court before confirmation of
the sale of the Property by the Court. The Property shall not be sold at private sale for
less than its value as fixed by the appraisal.
2. All offers for the purchase of the Property shall be subject to the approval
of this Court. Any party may seek this Court's approval of an offer in excess of the
appraised value of the Property upon seven days written notice.
3. This Court's Order of March 31, 2023, shall, to the extent not inconsistent
with this Order, remain in effect.
