dated April 1., 2015 from Phat: - San Juan - Alamo Independent
School District, city of San Juan, South Texas Independent
School District, South Texas College, Hidalgo County and
Hidalgo County Drainage District No.1 to ACJ LLC and recorded
1n document number 2615024, of tho Official Records of Hidalgo
Cpunty (O.R.H.C.)., and said 0.003 of an acre parcel (113
square feet) being more particularly described by mates and
bounds aa follows:

Plane Coordinate System of Texas, South Zone, North American
Datum 1983 (1993 adjustment), English units. All distances

right of way line of Cesar Chavez Road, a distance of 21.21
feet to a 5/8 inch iron rod with cap stamped RPLS 4856 set on
the east line of said Lot 47 and on the existing west right
of way line of Cesar Chavez Road for the northeast corner of
this parcel, 39.16 feet left to centerline station 163+27.40.
2. THENCE, S 08°34’17” W, along east line of said Lot
47 and the existing west right of way line of Cesar Chavez
Road, a distance of 15.00 feet to a 1/2 inch iron rod found
on the north right of way line of 7“ Street for the southeast
corner of said Lot 47 and the southeast corner of this parcel.
3. THENCE, N 81°25'43" W, along the south line of said
