1 On June 13, 2023, at 2:00 p.m., in Department 4 of the above-captioned Court, located at
2 400 County Center Road, Redwood City, California, Cross Defendant Jeffrey F. Ryan (“Cross-
3 Defendant”)’s Motion for Summary Judgment, or in the Alternative, Summary Adjudication to
4 Cross-Complainant William Carlos Leet (“Cross-Complainant”)’s Cross Complaint was duly
5 called and heard by the Honorable Nancy L. Fineman, William A. Lapcevic of the Law Offices
6 of DIBENEDETTO LAPCEVIC & DRAA, LLP appeared on behalf of the moving party (Cross-
7 Defendant) and Cross-Complainant appeared in pro-per.
8 Upon considering the papers filed in support and in opposition to the motion, and

11 There is no triable issue of material fact and Cross-Defendant is entitled to judgment as
12 a matter of law as to the following causes of action:

14 (2) Fraudulent Concealment;
15 (3) Promissory Estoppel; and
16 (4) Unfair Business Practices.
17 Cross-Defendant’s Motion for Summary Judgment is granted in its entirety.
