NOTICE IS HEREBY GIVEN, that an action has been commenced and is pending in this Court upon a
complaint of the above named Plaintiff against the above named Defendants for the foreclosure of the
following:
(a) a mortgage bearing date February 6, 1998 given by Hod Tal and Batia Tal to Bank of
America, Federal Savings Bank to secure the sum of $213,750.00 and recorded in the office of the
County Clerk/City Register of Richmond County on February 26, 1998; and
(b) a mortgage bearing date April 8, 2003 given by Hod Tal and Batia Tal to Bank ofAmerica,
N.A. to secure the sum of $5,265.86 and recorded in the office of the County Clerk/City Register of
Richmond County on December 22, 2003 in Reel 16782 at Page 54; and
(c) a consolidation, exetension and modification agreement in which the mortgages in (a) and
(b) above were consolidated to form a new single lien in the amount of $207,000.00 given by Hod Tal
and Batia Tal to Bank of America, N.A. dated April 8, 2003 and recorded in Reel 16782 at Page 8 with
the office of the County Clerk/City Register of Richmond County on December 4, 2003 and which
mortgages as consolidated were ultimately assigned to the Plaintiff herein as evidenced by written
instrument dated December 1, 2020 and recorded with the Richmond County Clerk/City Register on
February 18, 2021 in Land Document No.: 811010; and

(d) to vacate a satisfaction of the mortgage set forth in Paragraph (a) filed by Bank of America,
N.A. dated May 28, 2003 and recorded in the office of the County Clerk/City Register of Richmond
County on August 29, 2003 in Book 15722 at Page 172.
AND NOTICE IS FURTHER GIVEN, that the mortgaged premises affected by thisaction was,
at the time of the commencement of said action, and at the time of the filing of this Notice, situated in
the Borough of Staten Island, County of Richmond, City and State of New York, and being known as
and by the street address of 156 Glenn Road, Staten Island, New York 10314 and more particularly
described on the tax map of the Borough of Staten Island as Block 2015 Lot 184 and more particularly
"A"
described in the said mortgage, to wit, see Schedule annexed.
The Clerk/City Register of the County of Richmond is directed to index this notic the names
of the Defendants Hod Tal and Batia Tal.
