There are two methods for marketing real estate. One method is extremely
passive and requires no particular expertise. The other method is active and
requires a great deal of expertise, time and energy. Only with an exclusive
arrangement can a broker take fulladvantage of the company that they are
with. Instead of passively waiting for potential purchasers/tenants to walk
through the door, BHS can, as your exclusive broker, actively search out

V. THE BUILDING AND VALUATION
The building has good visibilityon Hempstead Turnpike. The building is
approximately 8,892 square feet as follows:
Basement - 3,120 square feet - Storage
Floor 1 - 2,652 square feet - Retail
Floor 2 - 3,120 square feet - Office
A user will have signage and exposure on a heavily trafficked road. The parking in
the rear is a good selling point.
We have reviewed rental rates and sale prices in the area.
The location of the building is ina weak part of Hempstead Turnpike. There are a
lot ofvacancies in the area. Asking rental rates for ground floor retailare ranging
from $18 to $25 per square foot. (See attached Survey)
For sales, we reviewed available buildings in West Hempstead and Hempstead.
(See attached Survey) There are numerous buildings available forsale. Some have
been on the market for several years. Asking prices for comparable buildings
range from $47 to $200 per square foot. Most similar type buildings to 219
Hempstead Turnpike have asking prices from $85 to $126 per square foot.
For a sale, we would set an asking price of $600,000 and expect a sale in the range
of $550,000 to $600,000.
One of our marketing points isthat we can get a user 90% financing utilizingthe
SBA/504 program as long as they occupy 51% or more of the property. This is very
attractive for a user who can occupy the ground floor and basement. They can then
lease out the second floor ifnot needed.
For leasing, we would set an asking rental of $19.95 per square foot plus utilities
for
the Floor 1 retail,and $16.00 per square foot for the Floor 2 Office.
Office buildings along Hempstead Turnpike in Hempstead are leasing for $14 to
$17 per square foot. These rates usually include heat and cleaning and a
workletter. Landlords willspend up to $20 per square foot on a 5 year lease for
deals. Tenants usually pay their own electric.
Our company is extremely active in the Hempstead and West Hempstead markets
and is prepared to initiate an aggressive marketing campaign immediately.
