THIS DEED, made theft day of September, 2013, between Martin D. Dehler, Esq, having an
address at 143 Rockaway Avenue, Garden City, New York 11530 the Referee duly appointed in the
action hereinafter mentioned ("Grantor"), and JG Real Estate Ventures LLC ("Grantee") having an
address at c/o Siegel & Reiner, LLP, 900 Third Avenue, New York, New York 10022, and is
authorized to do business in the State of New York;
WITNESSETH, that Grantor, the Referee appointed in an action by Grand Slam Ventures, LLC as
Plaintiff, against 219 West, LLC, Pinnacle ContractingConcrete & Masonary Corp., and New York
State Department of Taxation and Finance, as Defendant (s), foreclosing a Mortgage dated March 6,
2008 recorded March 31, 2008, in Liber 32842, Page 347 in the office of the Clerk of the County of
Nassau pursuant to a judgment of foreclosure and sale entered by the Supreme Court of the State of
New York, County ofNassau on the_l3 th of September, 2010, and in consideration of$ Dollars
paid by the Grantee, being the highest sum bid at the sale under said judgment, does hereby grant and
convey unto Grantee and the heirs, executors, administrators, successors and assigns of Grantee
forever;
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected,
situate, lying and being in the County of Nassau and the State of New York, being more particularly
described in Schedule A attached hereto and made a part hereof,
TOGETHER with the appurtenances and all the estate and rights of grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs, executors,
administrators, successors and assigns of Grantee forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenant that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.

County of Nassau, State of Nassau, known and designated as and by Lots Nos. 7 and 8 on a certain map entitled "Map of
Fairlawn Park, Addition No. 1, situated near Hempstead, Town of Hempstead, Nassau County, New York, including
additional purchase owned by L.H. Green" and filed in the Office of the Clerk of the County of Nassau on May 20, 1907
as Map Number 145, New Number 1342, said lots being bounded and described as follows:
