Good cause appearing, the October 8, 2015 settlement shall be entered as a Judgment as
follows:

1. This judgment is entered pursuant to Code of Civil Procedure section 664.6 and
the parties’ Settlement Agreement put on the record on October 8, 2015 (‘Settlement
Agreement”). A copy of the October 8, 2015 Court Minutes memorializing the Settlement
Agreement on the record is attached.

2. The action Shanon Loftus v. Sean Martin, S.F. Superior Court No. 537735 is
DISMISSED.

3. Defendant SHANON LOFTUS shall pay Plaintiff SEAN MARTIN the sum of
three hundred thousand dollars ($300,000.00) within one hundred twenty (120) days of October
15, 2015, that is, on or before February 12, 2016.

4. After SHANON LOFTUS removes Plaintiff SEAN MARTIN’s name from the
mortgage, Plaintiff SEAN MARTIN shall remove his name from the deed for the subject
property which is located at 1511 Baker Street, San Francisco, California. Defense counsel
shall prepare the necessary paperwork for this to be completed.

5. Plaintiff SEAN MARTIN is responsible for payment of the Fenster Debt which
is identified in the Fenster Declaration dated October 4, 2015.

6. Defendant SHANON LOFTUS is responsible for payment of the mortgage on
the subject property commencing October 8, 2015, including all debts incurred by Christopher
Fenster related to the subject property which is located at 1511 Baker Street, San Francisco,
California.

7. This judgment has no bearing or effect on the parties’ child support agreement
in action FPT-13-376670 filed in the Unified Family Court for the Superior Court of the
County of San Francisco.

8. Each party shall bear their own attorney’s fees and costs, except that upon
application or motion to enforce the Settlement Agreement or judgment in which case the

prevailing party upon such application or motion shall recover their attorney’s fees and costs.
