Plaintiff complains of defendant and for cause of action
alleges:
L.
That during all of the times mentioned herein, Plaintiff
was and is owner of the Leasehold interest in the premises
situated in the city and County of San Francisco, State of
California commonly known as BROADWAY HOTEL 2048 POLK ST SF 94109 #303
IT.
That on or about 8/27/12 defendant MARK THOMAS EDWARDS
became tenant of said premises under an ORAL agreement and
continued under a WEEKLY — (onaney, with plaintill as lessor, at
a rent of $165.00 payable in advance ON MONDAY'S OF EACH MONTH
that plaintiff has performed all covenants of said agreement, both
express and implied, including the implied warranty of habitability;
that the fictitious business name laws have been compiled with; that1 plaintiff is in full compliance with all of the requirements of
2 the San Francisco Rent Stabilization and Arbitration Ordinance,
3 that a security deposit of $1000.00 is being held by plaintiff.

5 That on 2/5/13 plaintiff caused to be served on
6|| defendant, MARK THOMAS EDWARDS a written Notice to
7 Pay Rent or Quit covering said premises, as sct forth in copy
8|| of said Notice which is attached hereto as Exhibit “A” ; that
9 said defendant has not paid anything as the rental set forth
10 in said Notice and that said rental in the sum of $660.00 for
11 the period beginning 1/14/13 to but not including
12 2/41/13 is now due and payable in accordance with said
13 Notice. That the reasonable rental valuc of the premises is
14 $ 23.57 per day.
15 That more then three days have elapsed since the service
16 of said Notice, said defendant has failod and refused to
17 surrender possession of said premises within the time set forth
18 and said defendant remains in possession of said premises without
19 the consent of plaintiff, and in defiance of plaintiff’ s rights
20 and the Notice above mentioned.
21 WHEREFORE, plaintiff prays the following:
22 1 For judgement against defendant.
23 2 For restitution of said premises.
24 3. For rent in the amount of $660.00
25 4 For damages in the amount of $23.57 per day beginning
26 2/12/13 to and including the date of judgement herein.
