Factual Background
This was a proceeding to resolve conflicting claims to the excess proceeds of a foreclosure sale of 323 South Avenue 20, Los Angeles, CA 90031 ("the Property") on July 9, 2015.
Claimant Mina Montejano ("Montejano"), as trustor of the foreclosed deed of trust, claimed entitlement to the fees. Claimants Ana Alvarado ("Alvarado"), and Claudia Rodriguez ("Rodriguez") also claimed entitlement to the excess funds as the unpaid lien holders of record recorded against the Property.
