TENTATIVE RULING: Petitioner Tsar Mulvana’s request for judicial notice of various filings from the parties, orders, and this Court’s tentative ruling is GRANTED. On December 31, 2014, Christina Daniel, Alex Daniel, Christopher Daniel, Daniel Daniel, and Marianna Daniel filed a petition for injunctive relief, for instructions, to compel accountings, and for removal of Mulvana as trustee in the San Francisco County Superior Court. (RJN, Ex. A at Ex. B, ¶ A.) On June 22, 2016, the parties reached a settlement agreement, which was amended on May 1, 2017, and approved by the San Francisco County Superior Court by an order dated June 21, 2017. (Id., Ex. A, ¶ 1.) The agreement provided, inter alia, that the successor trustee would list 5800 Ayala Avenue in Oakland for sale, and Mulvana would receive his trustee fee
