Currently before the Court is the motion by defendants Elizabeth Chao-Siang Ting (erroneously sued as Lisa Ting) (“Ting”), Yuan Corporation dba AA Group (erroneously sued as The AA Group) (“AA Group”), and Alexander Yuan (“Yuan”) (collectively, “Defendants”) for summary judgment of the complaint or, in the alternative, summary adjudication of the second through fifth causes of action of the complaint.

Factual and Procedural Background

This is an action for breach of contract, fraud, and negligence. On July 30, 2015, Plaintiffs Hui Yang (“Yang”) and Ran Hu (“Hu”) (collectively, “Plaintiffs”) purchased property located at 1838 Charmeran Avenue, San Jose, California from defendants Hur Ling Hsiu and Hetty Teh Sun Hsiu (collectively “the Sellers”).
