was sworn and says:
1 I am a JL.Vite President PLANET HOME LENDING (the "Servicer" herein),
which is the servicing agent for WILMINGTON TRUST, NATIONAL ASSOCIATION, NOT IN
ITS INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE OF MFRA TRUST 2015-2, the
Plaintiff. I am authorized to execute this Affidavit on behalf of the Plaintiff, and the statements
made in this Affidavit are made upon my personal knowledge based on a review of the business
records. I am over the age of 18, and I am fully competent to testify to the matters contained
herein.
2. On or about September 28, 2011, VERTRINA M. JONES executed and delivered a
Note in favor of RYLAND MORTGAGE COMPANY. A Mortgage securing the Note was
executed by VERTRINA M. JONES, A SINGLE WOMAN (the "Borrower" herein). True and
correct copies of the Note and Mortgage were attached to Plaintiffs Complaint, and are
incorporated herein by reference.
3 In my capacity as stated above, I have access to Servicer's business records,
including the business records for and relating to the Borrower's loan, I make this affidavit based
upon my review of those records relating to the Borrower's loan and from my own personal
knowledge of how they are kept and maintained, The loan records for the Borrower are
maintained by Servicer in the course of its regularly conducted business activities and are made at
or near the time of the event, by or from information transmitted by a person with knowledge. It is
the regular practice of Servicer to keep such records in the ordinary course of a regularly conducted
business activity.
4 I reviewed and relied upon the Servicer's business records that relate to the
Borrower's loan for the statements made in this Affidavit, including, as necessary, the Note,
Mortgage and information contained in and/or produced by Servicer's electronic servicing system.
True and correct copies of the business record(s) relied upon by Affiant are attached hereto as
Exhibit "A".
5 That Servicer sent the Borrower(s) a letter, in accordance with the loan documents
and the procedures of Servicer for sending such letter. A true and correct copy of the letter is
attached hereto as an exhibit. The Borrower(s) have not cured the default, despite Servicer mailing
of the letter.
6 Plaintiff is the holder of the mortgage and note sought to be foreclosed in this suit
and was entitled to enforce same at the time that this suit was filed on August 11, 2017
7 The Note and Mortgage are in default by reason of failure of the Servicer to receive
the payment due on March 1, 2015 and all subsequent payments when due. The Borrower's loan
remains in default.
8 The amounts recoverable upon the Note and Mortgage as of April 1, 2018 are as
follows:
