On or about June 26, 2019, Bayview Loan Servicing, LLC became the record owner of the
premises known as 25 Grand Street, Unit 136, Norwalk, CT 06851 as the result of a
foreclosure action under docket number FST-CV19-6039841-S.
Bayview Loan Servicing, LLC conveyed the premises to Federal National Mortgage
Association by virtue of a quit claim deed which was recorded on August 30, 2019 in volume
8880 at page 335 of the Norwalk land records.
On or before June 26, 2019, the Defendants, Lester S. Pruszko, John Doe II, Jane Doe I and
Jane Doe II, entered into possession of certain premises known as 25 Grand Street, Unit 136,
Norwalk, CT 06851.
Except for Lester S. Pruszko, the Plaintiff does not know the names of the occupants.
The Defendants right or privilege to occupy the premises has terminated.
Notice regarding Defendant's possible rights under the Federal Protecting Tenants at
Foreclosure Act of 2009 and Conn. Gen. Stat. §49-31p was not sent to the Defendants
because all of the occupants are either the former owner; the former owner’s parent,
child, or spouse; or they are not a bona fide tenant and therefore are specifically excluded
from protection under said act and statute.
On November 27, 2019, the Plaintiff caused a notice to be duly served on the Defendants to
quit possession of the premises on or before December 6, 2019 as required by law. The
original Notice to Quit is attached hereto and marked Exhibit A.
Although the date designated in the Notice to Quit for said Defendants to quit possession of
the premises has passed, the Defendants still continue in possession.
