CONSENTED FINAL JUDGMENT OF EVICTION

THIS CAUSE having come for final hearing this day upon a Joint Stipulation and Consent to
Final Judgment of Eviction filed by the parties and the Court having considered the J oint Stipulation
and Consent to Final Judgment of Eviction together with the Complaint and papers on file, and after
being duly advised in the premises, finds:

I, This Court has jurisdiction over the Defendants and has jurisdiction over the subject
matter.

II. The allegations contained in the Complaint have been proved by competent evidence

and the equities in this cause are with the Plaintiff.

ITI. The Lease sued upon by the Plaintiff in this cause (“the Lease”) constitutes a valid

and binding contract between the Parties.

IV. The Plaintiff is entitled to immediate possession of the leasehold premises based on

the default of the Tenants and to an award of costs and attorney’s fees incurred by Plaintiff in

prosecuting this action.

V. The Court finds that the amount of delinquent rent, including interest advanced by the

Plaintiff as of this date, is $116,788.23.

the Plaintiff in this cause in the sum of $300.00.

VII. The Court finds that Plaintiff is entitled to recover its reasonable attorney’s fees from

Defendants in the amount of $14,605.00, which said sum is due and owing.
It is thereupon, ORDERED AND ADJUDGED:

l. A final judgment of Eviction is granted to the Plaintiff against the Defendant, Andrew

Pilz and Tina Pilz, as individuals.

2. This Court hereby awards the Plaintiff the following:

Delinquent Rent $115,500.00
Interest thereon to date of this Judgment $ 1,288.23
Attorney’s Fees $ 14,605.00
Attorney’s Costs $ 300.00

For a TOTAL final judgment in the amount of $131,693.23 from which let execution issue.
3, Jurisdiction of this action is retained to enter further orders that are proper including,
without limitation, a writ of possession and a final judgment against Tenants and the guarantors for

damages for accelerated rent.
