I amwriting to formally request the refund of the earnest money deposit of $4,900.00 that we gave you, in cash on March 4, 2024 for the property located at 2700 Beebe Dr., Cutchogue, N.Y. 11935. Unfortunately, due to several significant issues discovered the inspection we have during process, decided not to proceed with the purchase of the property. These issues include, but are not limited to: 1. Unfavorable Engineer's Report: The engineer's report highlighted structural concerns that would require extensive repairs and renovations. 2. Dock Replacement: What is remaining of the dock is in poor condition and needs replacement. 3. Bulkheading Replacement: The bulkhead requires rebuilding to prevent erosion, further damage to the property and to maintain stability. 4. Electrical and Masonry Repairs: The property needs substantial electrical repairs, upgrades and masonry repairs. 5. Sewer (Cesspool) and Water DamageRepair: There are sewer/cesspool and water damage issues that need immediate attention. Given these critical it is not feasible issues, for us to proceed with the purchase. As such, we kindly request a full refund of our earnest moneydeposit.
