Request for Refund of Earnest Money Deposit
Dear Deb & Greg,
I hope this letter finds you well. I amwriting to formally request the refund of the earnest
money
deposit of $4,900.00 that we gave you, in cash on March 4, 2024 for the property located at 2700 Beebe
Dr., Cutchogue, N.Y. 11935.
Unfortunately, due to several significant issues discovered the inspection we have
during process,
decided not to proceed with the purchase of the property.
These issues include, but are not limited to:
1. Unfavorable Engineer's Report: The engineer's report highlighted structural
concerns that
would require extensive repairs and renovations.
2. Dock Replacement: What is remaining of the dock is in poor condition and
needs replacement.
3. Bulkheading Replacement: The bulkhead requires rebuilding to prevent
erosion, further
damage to the property and to maintain stability.
4. Electrical and Masonry Repairs: The property needs substantial electrical
repairs, upgrades and
masonry repairs.
5. Sewer (Cesspool) and Water DamageRepair: There are sewer/cesspool
and water damage
issues that need immediate attention.
Given these critical it is not feasible
issues, for us to proceed with the purchase. As such, we kindly
request a full refund of our earnest moneydeposit. Wefeel this request is fair and
reasonable given the
circumstances and trust you will take this opportunity to resolve this matter amicably.

The inspector noted the presence of one or more older smoke/fire/CO detectors inside the structure that should
be replaced. The inspector recommends testing the units prior to occupying the structure and every month to
identify functional operation of the battery powered detectors. Functional smoke/fire detectors on each level of the
structure is recommendedoutside any sleeping areas for increased safety awareness.
Todays NY Standards require either a wired unit or the NEW10 year sealed battery detectors. It is recommended
that they be upgraded as required.

service entrance wires. Recommend resealing the area where the service entrance wire penetrates the side of
the house.
