Defendant’s Notice to Cure, dated January 28, 2024;

default or terminate plaintiff’s proprietary lease appurtenant to apartment 3B at 628
East 9" Street, New York, NY 10009 for the alleged default contained in
Defendant’s Notice to Cure, dated January 28, 2024;
