1. Of the 8-10 floor time spots available per month, how many would be available in the
Ardsley office? (I'm interested in Ardsley floor time in particular.) Would there be any
information available as to how many Ardsley listings were generated during floor time?
2. I recall that you needed to speak to Brian about office policy as to commission. Are you
able to tell me what the office policy is?
3. Would you consider starting me at 65%? In support of my case for this starting percentage:
I represented both the seller and the buyer in the highest priced sale in Ardsley this year;
I have strong connections in the Ardsley community, especially among recent empty nesters;
in just the one year that I have focused on the Ardsley market, I had three listings in Ardsley:
one was my personal friend; another my son's friend's parents; and the third was my daughter's
friend's parent. Houlihan is the leader in Ardsley listings; after the very top two or three
veteran agents, you will find I had the next highest listings in Ardsley in just my first year.

Barring unforeseen circumstances, I plan to list my own house in Ardsley (appraised at
$950,000 to $1,000,000) in the early spring, and possibly my sister's house in Ardsley. I
recently met with several Ardsley school district homeowners who would like to list in the
spring and am hopeful they will sign with me.
In my 25 years as a transactional lawyer, I represented investment banks and hedge funds in
difficult and complex negotiations. These skills have translated well to real estate and I am
confident I am holding my own against the best.
My buy-side clients have expressed great satisfaction with my representation, but I do think I
have particular strength in my listings. I take great care in diligencing a property, writing
copy, and adding captions to photos. For example, Click here. I've been told that more than
one veteran realtor at top Rivertowns brokerages has taken note of my work.
As a published freelance writer and founder of an online magazine, I honed my writing and
technology skills, which again translate well for listings and marketing tools such as my

allows approximately 8 —10 spots per month. As I explained to you when we met, our split is never
as high as the competitors because of all the tools and market share we offer to the agents to help

work with to take your business to the next level we would start you at 60% with no rollback and
there is a 5% incentive for all in house deals.
