Hi Everyone
See below for a reminder on what we need for agency. We have to get better at being buttoned up on agency and all of
our disclosures. More on that below and later. Any questions, let me know.
Seller
Agency signed with the ERS with Advanced Informed Consent for Dual Agency and Dual With Designated (we give this
to you with the ERS)
Agency signed AGAIN when you bring them an offer from another HL Agent's client, Dual With Designated. Important to
do this when presenting the offer, not after. (This gets forgotten but is SOO important)
Buyer
Agency signed when you first meet with a buyer with Advanced Informed Consent for Dual Agency and Dual With
Designated (Rarely do we get this but technically we should)
Agency signed AGAIN when you represent them and bring their offer to a HL Agent's Listing, Dual with Designated.
Important to do this BEFORE or WHEN you present the offer, not after. Send when you're getting their pre-approval
letter or prepping the offer. (this is SOO Important)
What we are lax on is getting 2 separate Agency Disclosures signed when we get into a dual agency situation. Going
forward, we need two separate agency disclosures signed for every deal. You can't have the buyer and seller sign the
same Agency.
We will start reviewing every agency disclosure going forward and we have to have them buttoned up before we can
pay. Kathleen will start to send out twice a week, a reminder for Agency with dual/designated already filled out. You
just have to print, fill in the names and have your buyer or seller sign. We figure this will remind you to get this
done. Alternatively, you can give Kathleen or Roberta the information and email addresses and they can send to your
clients on your behalf.
Separately, Kathleen is working on a checklist of the required docs that we need signed for every deal. We have to get
better at paperwork. More on that later. Thanks for your cooperation and help.
