I actually disagree that we should have these printed in Spanish or any other language for that matter. If someone is
house hunting here, it is their concern to be able to understand the language, the mortgage, etc. We have plenty of
foreign citizens from across the world and I don't feel that we should have to have these printed in every language. I feel
that a buyer should have some fluency in the local language and local customs or use an agent who can help in that
regard. You would have a perfectly reasonable defense not to work with these people (language barrier) and you did what
is proscribed by state law. The forms are horrid anyway in that they aren't even clear in English, so why translate an
ambiguous document into another language?
Just don't worry about it; you did your best. And if he actually had questions about the home, how would you have
answered them anyway if you don't speak Spanish? So a disclosure wouldn't have helped that situation.

I understand the reason for that and will certainly do something like this in the future, but the person was actually
brought to the open house last time I did one by another agent, and they are working with them - they aren't my person
to refer away. The husband was the only one who saw it last time, and he was there briefly because it was the end of
the open and he didn't know what his wife would think. This time he and the wife came back alone, and he started
saying (in broken English) that he would work with me if he wanted the unit, and I tried to explain that I worked with the
seller, and it would likely be in their best interest to work with the other agent who brought them. I kept telling him it
wasn't a contract, but that I needed him to understand that he shouldn't tell me anything he wouldn't want the sellers to
know. He kept asking me if it was a "problem", so I was concerned that he wasn't understanding, even though he and
his wife signed the disclosure, and I explained that I would try to find the disclosure in Spanish. If its my job, and my
burden, and my obligation to disclose my agency relationship to all people who come to an open house and speak with
us and ask us questions, then it doesn't seem reasonable that I should have to find another agent to either sit at open
houses with me on the off chance someone who needs a Spanish speaker can explain it to them or to follow up with
them to explain in Spanish verbally (which the whole point of the disclosure is that the information is in writing, not
based on what is said anecdotally). Thanks for reaching out to Richard Haggarty about it, I hope they decide to do
something, as Spanish is a predominant language in this state - it seems reasonable to have someone do this so that
people can read something this important in their native language.

I have registered your concern on the topic, but the best solution is that buyers use a Spanish-speaking agent.

Dear Cindy,
I had an open house this afternoon, and a buyer came in who seems very interested. I had him fill out the disclosure
form, but I don't think he knows what he signed, because he speaks broken English, and I told him I was going to try to
find a disclosure in Spanish. The department of state doesn't seem to have one, nor does WPAR - do you know if anyone
else has one?
