Subject: Request for Mortgage Discharge

Good morning Ms. Agate,
I understand that you are on vacation per your voice message, and will not likely get this e-mail until you return later this
month.
You worked with my partner, Lesley Harlem, a couple of years ago in tracking down a mortgage discharge for an older
mortgage.
I have a similar situation.
My client, Reginald Peck, signed a mortgage to Ameriquest Mortgage Company on June 14, 2005. He subsequently
refinanced and this mortgage was paid off at the closing of the refl.
However, as you may suspect, no mortgage discharge was ever recorded in the Clerk's office.
The subject mortgage was recorded in the Delaware County Clerk's Office on 06/29/2005 in Liber 1261 of Mortgages,
Page 175.
A copy of the mortgage is attached.
My hope is that my firm can hire you to track down and acquire the mortgage discharge for the attached mortgage.
Kindly advise if you are able to assist, what else you may need from our office, and what your fee Is for your service.
Much appreciated, thank you!

Subject: Re: Request for Mortgage Discharge
Good morning,
We are in receipt of your email.
I am monitoring Sheri's email while she is on vacation.
In order to proceed in this matter, proof of payoff would need to be provided.
Based on past requests, the research indicates only three possible successors to Ameriquest Mortgage Company.
And while requests could be submitted to each of these entities, past experience has disclosed that none of these
successors"
"possible have been able to assist, unless proof of payoff to that specific successor can be provided.
Therefore, unless proof of payoff can be provided, I am afraid we would NOT be able to assist you in securing this
Discharge of Mortgage
The research indicates that this mortgage was likely paid in full on or about September 13, 2006 when the Borrower's
refinanced. Perhaps they have retained some records which indicate the name of the entity that received the mortgage
payoff at that time.
We will hold off on any further work pending your response with respect to the availability of proof of payoff.
Have a wonderful day.
Best regards,
Ryan Barber for Sheri Agate
