On this day, the Court considered the Motion for Default Judgment as to Defendants Reliant
Title Agency, LLC, and Reliant Title USA, LLC (collectively the “Reliant Defendants”) filed by
Plaintiffs Tereso Almaraz, Maria Luisa de Almaraz, and Cruz Almaraz (collectively “P1aintiffs”).
Having considered the Motion, the papers and pleadings on file, the evidence Plaintiffs presented on
liability and damages, and the applicable law, the Court finds that: (a) the Reliant Defendants were
properly served with citation and a copy of Plaintiffs’ First Amended Original Petition and
Application for Temporary Restraining Order and Temporary Injunction on January 4, 2024; (b) the
Reliant Defendants failed to file an answer or pleading or otherwise appear in this case by the
applicable deadline and, therefore, are in default; (c) the returns of service for each of the Reliant
Defendants have been on file with the Clerk of the Court for the period of time required by the Texas
Rules of Civil Procedure; (d) all allegations against the Reliant Defendants in Plaintiffs’ First
JUDGMENT PAGE 1
Amended Original Petition are deemed admitted; (e) this Court has subject matter jurisdiction and
personal jurisdiction over the Reliant Defendants; (f) the last known address for Defendant Reliant
Title Agency, LLC is 6805 N Capital of Texas Hwy Suite 240, Austin, Texas 78731-1723; (g) the
last known address for Defendant Reliant Title USA, LLC is 6805 N Capital of Texas Hwy Suite
240, Austin, Texas 78731-1723; and (h) the Reliant Defendants are not members of the United States
military.
Based on the foregoing, the Court GRANTS Plaintiffs’ Motion for Default Judgment against
Defendants Reliant Title Agency, LLC, and Reliant Title USA, LLC, and the Court hereby
RENDERS judgment for Plaintiffs against Defendants Reliant Title Agency, LLC, and Reliant Title
USA, LLC.
It is ORDERED, ADJUDGED and DECREED that Plaintiffs be awarded the following relief
from and against Defendants Reliant Title Agency, LLC, and Reliant Title USA, LLC:
a. Actual damages in the amount of $87,477.89;
b. Post-judgment interest on the foregoing amounts from the date this Judgment is entered
until it has been satisfied in full, in accordance with the Texas law;
It is further ORDERED, ADJUDGED and DECREED that all costs of the court shall be taxed
against Defendants Reliant Title Agency, LLC, and Reliant Title USA, LLC.
It is further ORDERED that all relief not expressly granted herein is hereby denied.
It is further ORDERED that the Clerk shall issue all such writs and processes as may be
necessary in the enforcement and collection of this judgment.
