R. 92-31 Union Hail St. o Jama ica NY 11433 To Whom It May Concern: I am seeking an opinion as to my status - whether I am an employee or a tenant. I am 72 years old and have been super of my building since 1982. I occupy the basement apartment with my wife, 82, and my disabled son. The building has 17 residential units and is rent stabilized. About 7 or 8 years ago, the current landlord (not the original one) demanded $250.00 in rent monthly (rent receipts received) and raised it to $350.00 monthly 1 year later. This year, extensive necessary renovations and painting have been done at my own expense. Now the landlord wants a $50.00 monthly increase starting November 2011. My duties include, but are not limited to, garbage preparation and staging, cleaning of hallways and environs, responding to emergencies and admitting utility workers at any time, obtaining signatures on various documents, draining the boiler weeidy; and clearing snow in winter. I need to know if any guidelines apply to ent increases and what rights and protections, if any, paying this rent entitles me to. Please respond as soon as possible. Thank you for your attention.
