THIS INDENTURE, made the 30" day of October, 2014, between Dorset Properties,
Inc., residing at c/o A. Michael Tyler Realty Corp., 122 East 42nd Street, Suite 1700, New York,
New York 10168 (“Grantor”) and Westside Units 18th Street LLC, residing at 5014 16th
Avenue, Suite 101, Brooklyn, New York {1204 (“Grantee”);
WITNESSETH, that the Grantor, in consideration of ten ($10.00) dollars and other
valuable consideration paid by the Grantee, does hereby grant and release unto the Grantee, the
heirs or successors and assigns of the Grantee forever:
ALL that certain plot, piece or parcel of real property situated and being in the County of
New York, City and State of New York, more fully described in SCHEDULE “A” annexed
hereto and made part hereof. Being and intended to be a portion of the same premises conveyed
to the party of the first part by Deed from Aaron Ziegelman and William K, Langfan dated
November 22, 1985 and recorded December 17, 1985 in the New York County Register's/Clerk's
Office in Liber/Reel 998, Page 645.
SUCH PROPERTY described herein does not constitute all or substantially all of the
assets of Grantor; the disposition of such property was made in the usual or regular course of
Grantor’s business; and the shareholders of Grantor have duly authorized such disposition.
TOGETHER WITH the appurtenances and all the estate and rights of the Grantor in
and to the Units.
TOGETHER WITH AND SUBJECT TO the tights, obligations, easements,
restrictions and other provisions set forth in the Declaration and the By-Laws of ‘THE 305
CONDOMINIUM, as the same may be amended from time to time (hereinafter referred to as the
"By-Laws"), all of which shall constitute the covenants running with the Land and shall bind any
person having at any time any interest or estate in the Units, as though recited and stipulated at
length herein;
SUBJECT ALSO TO such other liens, agreements, covenants, easements, restrictions,
consents and other matters of record as pertain to the Units, to the Land and/or to the Building
(which Land and Building are hereinafter collectively referred to as the "Property").
TO HAVE AND TO HOLD the same unto the Grantee, and the heirs or successors and
assigns of the Grantee, forever.
If any provision of the Declaration or the By-Laws is invalid under, or would cause the
Declaration or the By-Laws to be insufficient to submit the Property to, the provisions of the
Condominium Act, or if any provision that is necessary to cause the Declaration and the By-
Laws to be sufficient to submit the Property to the provisions of the Condominium Act is
missing from the Declaration or the By-Laws, or if the Declaration and the By-Laws are

insufficient to submit the Property to the provisions of the Condominium Act, the applicable
provisions of Article 17 of the Declaration shall control.
Except as otherwise specifically permitted by the Condominium Board (as such term is
defined in the Declaration) or provided in the Declaration or in the By-Laws, the Units are
intended for residential use only.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby
the Units have been encumbered in any way whatever, except as set forth in the Declaration and
the By-Laws (and any Rules and Regulations adopted under the By-Laws).
AND the Grantor, in compliance with Section 13 of the Lien Law of the State of New
