TO THE ABOVE-NAMED DEFENDANT:
Plaintiff by their Andrew M. Romano,
attorney, Esq., complaining of Defendant,
respectfully shows to this court and alleges:
1. That all times mentioned the Plaintiff was and still is the owner of 121
hereinafter,
Linden Street Yonkers NY 10701 and a resident of the County of Westchester, State
of New York.
2. At all times mentioned hereinafter, the Defendant upon information and belief,
Defendant were and still are residents of the State of New York, County of
Westchester.
AS AND FOR A FIRST CAUSE OF ACTION: BREACH OF CONTRACT
3. That the Plaintiff and Defendants, for valuable consideration entered into an
agreement wherein the Defendants agreed to lease an apartment within the building
located at 121 Linden Street Yonkers NY 10701 for a monthly rent of Two Thousand
and Fifty Dollars ($2,050.00) payable on the first (15t) of the calendar day of each and
every month for the lease term.
4. That the Defendants despite demand, have failed to make payments for rental arrears
owed to the Plaintiff from October 2021 to September 2022.

5. That Defendants owes the Plaintiff the sum of Twenty-Three Thousand Eight
Hundred and Twenty-Five Dollars ($23,825.00).
WHEREFORE, Plaintiff demands judgment against the Defendant(s) as follows:
1. On the first cause of action the sum of Twenty-Three Thousand Eight
Hundred and Twenty-Five Dollars ($23,825.00).
2. Costs, disbursements and legal fees of this action.
3. Any such other and further relief this court may deem just and proper.
