NOTICE IS HEREBY GIVEN that an action has been commenced and is now pending in
this Court upon the complaint of the above-named Plaintiff, STONE CREEK ELECTRIC, LLC.,
against the above-named Defendants, for the foreclosure of a Notice Pursuant to the New York
Mechanic's Lien Law, against the property of 36 WYNDCLYFFE COURT, LLC to secure a debt
for labor performed and materials provided in the amount of $52,810.80 plus interest, which
Notice was dated August 20, 2021, was in the amount of $52,810.80 plus interest and was filed
in the office of the Dutchess County Clerk on August 20, 2021 as Mechanic Lien No-2021-60M.
The action also asserts claims for breach of contract, account stated and Unjust
Enrichment/Quantum Meruit.
AND NOTICE IS FURTHER GIVEN, that the Premises affected by said lien and action
are located in the Town of Rhiñebeck, County of Dutchess and State of New York and are
described as follows: 36 Wyndclyffe Court, Town of Rhinebeck, NY 12572 (Tax Map

ALL that certain plot, piece or parcel of land situate, lying and being in the Town of Rhine k, County
of Dutchess and State of New York being bounded and described as follows:
BEING Lot #4 on a certain map entitled "Subdivision Plan Lands of Grace Lanini", said map filed in
the Dutchess County Clerk's Office on March 12, 1974 as Map No. 4351.
TOGETHER with a right-of-way from Mill Road over an existing driveway through lands of Lanini and
Eggert to the above described parcels and also together with a pedal easement with no right of
access to any vehicles of any nature whatsoever, including, but not limited to, cars, trucks, or any
other vehicles. Said éã5Gracñt shall run over, along and upon the northwest comer of Lot #3 on said
"Cove"
map no more than 50 feet from the high water mark of the Hudson River on the located on the
easterly side of the tracks of the Penn Central Railroad. Said easement shall give access to the
northemmost 10 feet of a 0.85 acre parcel presently owned by Lanini on the westerly side of the
tracks of the railroad to give access to the river for docking purposes. The party to whom the
êë:êmêñt is granted shall be responsible for the mcintenence of the easement and the easement is to
be considered a separate eeeement for both lots mJmbarad. 4 and 5, and not to each separate lot as
so defined on the map referred to above.
