Code, § 452, subd. 5 (c).) Judicial notice may also be taken of “facts and propositions that are not reasonably subject to 6 dispute and are capable of immediate and accurate determination by resort to sources of 7 reasonably indisputable accuracy.” (Evid. Code § 452, subd. (h).) Where sufficient notice is 8 provided to adverse parties, and sufficient information is provided to the Court to take judicial 9 notice of a matter, judicial notice is mandatory. (Evid. Code § 453.) 10 The fact that a deed is recorded in the County’s official records is judicially noticeable as 11 an “official act” of the County of Santa Barbara. (Ragland v. U.S. Bank National Assn. (2012) 12 209 Cal.App.4th 182, 194 [“A recorded deed is an official act of the executive branch, of which 13 this court may take judicial notice.”]) 14 Further, where recorded instruments are properly noticed and authenticity is not disputed, 15 judicial notice may be taken of the existence of the instrument, its facial contents, and any facts 16 that can be derived, or deduced, from the legal effect of the deed or statements therein. (San 17 Francisco CDC LLC v. Webcor Construction L.P. (2021) 62 Cal.App.5th 266, 281 [“Judicial 18 notice may be taken of the existence and facial contents of recorded real property records where, 19 as here, the authenticity of the document is not challenged”]; Julian Volunteer Fire Co. Assn. v. 20 Julian-Cuyamaca Fire Protection Dist.
