JUDGMENT
Mr Yitzchok Elimelech Teitelbaum and Mr Yaacov Leib Davidson of Brooklyn NY,
Party A
and Mr Yoel Perl and Mr Yosef Rubin, on their own behalf and on that of PR Brooklyn,
LLC (owner of the building at 1051 New York Ave, Brooklyn, NY), Party B
litigated before us, having [accepted our jurisdiction by] performing a full Kinyan Agav
Sudar and by signing an arbitration agreement.
After much deliberation on the facts of the matter and on the law, we have issued a
judgment as follows
1) Party B must each (Yoel Perl, Yosef Rubin, and PR Brooklyn, LLC), jointly or
severally (even personally), pay Party A the amount of $740,000.00.
2) Party B is not to take out any mortgage, and likewise Party B is not to alter or to
convey any ownership, on the building at 1051 New York Ave, so long as it has
not paid the debt from section 1
3) So long as [Party B] has not paid the entire debt from section 1, Party A is still
considered a partner (for all profits) in the asset PR Brooklyn, LLC, and in the
building at 1051 New York Ave
4) Should Party B not carry out everything written here then Party A is permitted to
collect its debt in any manner whatsoever, and to have this judgment confirmed in
the civil courts
Should either party have further claims or arguments, they shall return to litigate before
our court.
In the event that doubt arises in understanding the judgment, it shall be interpreted
according to the judges’ understanding.

calendar.

AGREEMENT TO SUBMIT TO ARBITRATION
We the undersigned hereby agree to submit to binding arbitration (individually, and on behalf of corporations,
LLCs, and all other entities involving this matter) all the controversies (claims and counter claims) between the
undersigned parties including but not limited to the following controversy:
We further agree that
the controversy be heard and determined by the three following Arbitrators,

The Arbitrators may reader their award based upon Din Torah (Jewish Law), compromise, settlement, or any other
way the Arbitrators wish to reach a decision; that no transcript of the proceeding shall be made unless the Arbitrators
decides to, hire 2 stenographer or minute taker whose cost shall be paid equally by the parties; that the Arbitrators may
follow any procedure as they decide; the hearing may be held on Sundays and other legal holidays; that the award of the
Arbitrators shall be in writing and shall be signed by a majority of the Arbitrators and need not be acknowledged or
notarized to be confirmed or enforced; that the award may be served via regular mail; that in the event that one Arbitrator
resigns, or is in¢apacitated or can’t continue for any other reason, the remaining two Arbitratots may elect to continue the
proceeding and they shall have the same powers and authority
The undersigned waive all waivable rights provided under CPLR Article 74, including but not limited to formal
notice of the time and place the arbitration proceeding and consent that the Arbitrators shall have jurisdiction to render an
award based on the testimony and/or evidence presented, even without the presence of a party if the party does not attend
a scheduled hearing. In the event the undersigned or any party’ seeks-to reargue due to a claim of judicial error ot new
evidence ete, the undersigned agree that the Arbitrators shall have continuous jurisdiction over the matter, including the
authority to ‘render’s clarification or supplemental award, The Arbitrators shall not be required to explain to the
undersignéd or to anyone alse the reason for their award, and shall not be subpoenaed to testify, explain or furnish
documents relating to the award, and the award is not subject to appeal in court or any other tribunal
The undersigned agree to faithfully abide and perform any interim or final award or oral directives given by the
Arbitrators, including oral instructions to appear at adjourned or additional hearings or for production of documents. The
undersigned agree that the Arbitrators shall have ‘continuous jurisdiction over the implementation, enforcement or over
any matter arising out of or relating to an interim or final award, -incliding the Arbitrators’ authority to modify.
supplement or revise such award. In the event one party does not obey by the award and the other party seeks court
intervention or enforcement, the undersigned agree.that the disobeying party shall pay reasonable attorney fees incurred
hy such proceeding. The undersigned consent to the entry of judgment on the award. The award of the Arbitrators shall be
enforceable in the courts in the State of New York and/or New Jersey. The Arbitrators shall not be required to take an oath
or to administer an oath to any: witness or party at the hearing. The parties submit themselves to the personal jurisdiction
