This action is a tax foreclosure instituted pursuant R.C. §§ 323.25 and 5721.18(A) and/or
§§ 323.65-323.79. This Certificate of Readiness has been modified to account for the
differences between tax foreclosures and mortgage foreclosures.
I, Tabitha B. Stearns, Assistant Prosecuting Attorney and counsel for the Plaintiff Kristen
M. Scalise, Summit County Fiscal Officer, certify to the Board that I have reviewed the case file
and my own records, and that all of the below statements are correct to the best of my knowledge
and belief:
1. The complaint and the preliminary judicial report contain the correct legal description(s)
and permanent parcel number(s) relating to the subject property located in Summit
County, Ohio.
2. The complaint and the preliminary judicial report both indicate the correct owner(s) of
the subject real estate as shown on the tax duplicate and the owner(s) have been named as
Defendants in the Complaint.
3. The Plaintiff is the duly elected Fiscal Officer of Summit County acting pursuant to R.C.

§§ 323.25 and 5721.18(A) and Civil Rule 17(A).
4. None of the individual Defendants named in this complaint has been adjudicated as
incompetent or otherwise under guardianship and/or is a minor.
5. Any person named in their representative capacity (such as a guardian, an estate
representative, statutory agent, trustee, or in any other representative capacity) has been
correctly designated by name and duly appointed by court order or other government
designation, and copies of such appointment documents can be produced upon order of
the Board.
6. None of the designated Defendants are currently under the protection of the Federal
Bankruptcy Court; if relief from stay has been granted, then a copy of such relief from
stay is attached to the complaint.
7. The complaint is based upon delinquent taxes and the preliminary judicial report reflects
said claim. The current balance due for parcel number(s) 68-37962 is $18,277.19.
8. This balance continues to increase because of statutory interest charges, penalties,
additional taxes and court costs.
9. The complaint describes the current amount due, the fact that the taxes have remained
unpaid for one year after certification as delinquent, and the real estate subject to the
within foreclosure.
As counsel for the Plaintiff, I acknowledge and otherwise understand that if any of the
above requirements are not met or if the provided documents and information are inaccurate, the
Board may cause this case to be dismissed without prejudice at the Plaintiff’s costs.
