NO. 26 RECEIVED NYSCEF: 11/03/2020 AGREEMENT ON THE PURCHASE OF 1875 GOODMAN STREET NORTH, ROCHESTER, NEW YORK This agreement is made between JenLen, LLC, RLT represented by Ms. Maria Trinidad [Maria]at 101, Salem Street Valley Stream New York, 1 1580 and Mr. Ramdas M. Shanbhag [Ramdas] at 93 Searingtown Road Albertson, New York, 11507 on July 23, 2014 to purchase a 1-Family residential property at1875 GoOdman Street North, Rochester, New York. The terms of the agreements are as follows: 1. Ownership: The Property will be in the names of both Maria and Ramdas. 2. Financing: The purchase price $ 45,000 + Closing costs are borne by Ramdas in full. The Total amount is :Deposit $ 1000 + Closing costs $ 45,013.22 to a Total $ 46,013.22 3. Management: Maria will manage the property including finding tenants, ccilectiñg rents, cricñÿing maintenance, book keeping, paying taxes and any and all activities associated with the property, finances, repairs, maintenance and the tenants. 4. Management Fee: Maria will get Ten [10] percent of the total rental income on monthly basis for finding and managing the Property. 5. Arranging Tenants: Maria will circñge for new tenants when the current tenants give notice to leave. Loss of rental income due to absence of tenant(s)will be borne equally by Maria and Ramdas. 6.
