AGREEMENT
ON THE PURCHASE OF 1875 GOODMAN STREET NORTH, ROCHESTER, NEW YORK
This agreement is made between JenLen, LLC, RLT represented by Ms. Maria Trinidad [Maria]at
101, Salem Street Valley Stream New York, 1 1580 and Mr. Ramdas M. Shanbhag [Ramdas] at 93
Searingtown Road Albertson, New York, 11507 on July 23, 2014 to purchase a 1-Family residential
property at1875 GoOdman Street North, Rochester, New York. The terms of the agreements are
as follows:
1. Ownership: The Property will be in the names of both Maria and Ramdas.
2. Financing: The purchase price $ 45,000 + Closing costs are borne by Ramdas in full. The
Total amount is :Deposit $ 1000 + Closing costs $ 45,013.22 to a Total $ 46,013.22
3. Management: Maria will manage the property including finding tenants, ccilectiñg rents,
cricñÿing maintenance, book keeping, paying taxes and any and all activities
associated with the property, finances, repairs, maintenance and the tenants.
4. Management Fee: Maria will get Ten [10] percent of the total rental income on monthly
basis for finding and managing the Property.
5. Arranging Tenants: Maria will circñge for new tenants when the current tenants give
notice to leave. Loss of rental income due to absence of tenant(s)will be borne equally
by Maria and Ramdas.
6. Paying Taxes: Ramdas will pay all the taxes on this property.
7. Repair & Maintenance: Ramdas and Maria will share the maintenance and repair costs
equally at 50 % each.
Investment.
8. Return on Ramdas will be paid the balance [90 %] of the rental income by
Maria on monthly basis.
9. Payments by Maria to Ramdas: Maria will make lumpsum payments to Ramdas towards
owning the Property and keep records of payments.
10. Rental !nceme to Marla: When Maria pays $ 30,000 to Ramdas for the property, Maria will
become eligible to get 50 % of the rental income in addition to managing the Property.
Maria then will pay only 45 % of the rental income to Ramdas on monthly basis.
11. Total ownership by Marla: When Maria pays the full amount $ 46,013 to Ramdas Maria
becomes full owner of the property. Ramdas then signs off the document to have the
title [Deed] in Maria's name. Thereafter he does not get any rental income from the
Property.
