Hi Steven,
I understand but unfortunately what you proposed is unacceptable A ached is the exclusive agreement that you
signed which states that we would be paid in full at signing. You also made a change to the rates which we accepted.
As a courtesy I split the payment up for you similar to installments in previous deals that we have done even though I
don’t have to. I nego ated a great deal for you even though you took the lis ng away from me and gave it to KSR just
like 46th street, 20 St Marks and even 837 2nd Ave A er I work a lis ng and things start to pick up I suddenly get
fired and have to watch another broker piggy back off of my hard work and cobroke the deal, very insul ng and
unexpected especially from someone who I have worked with for almost 9 years and always fought for Sorry to vent
but it is what it is.
In the future if we do business together we can use your “new approach” but for now we have to s ck to our
agreement. A ached is the invoice. Please let me know when the check is ready. Thank you.

sorry for the delay but i met Igal today and we need a bit of latitude. We are using this new approach with everyone since
we had too many instances where we paid fees and tenant didn't stay.

Steven,
I rented the space in 2018 to an amazing tenant who was victim to this pandemic like many others. Now we leased it to
a new tenant. This is the 2nd tenant and its only because of the pandemic. On the last deal we only received 2/3rd of
the total commission due. The payment structure in the agreement is very reasonable and is what you proposed on the
last deal we did.

The payout structure is a problem. This is the 3th tenant in the space in 4 years. We need to make sure our interests
are aligned.

as a 1st installment. I got you a PG, security and the guy is paying rent on 6/1. If you were to rent to someone else

i am doing my best toresolve this ina fairand amicable way but based on your text saying you
are commencing legal action we have no choice but to react.
In alltheyears we worked together we NEVER paid 40% at signing and we are not in a position
to do thathere either. Tenant and business plan are too shaky forus totake another gamble and
