1. I am an Associate of Woods Oviatt Gilman LLP, attorneys for Plaintiff
Carrington Mortgage Services, LLC.
2. I am aware of the conference requirement for foreclosure matters set forth
in Administrative Order 157/20 (AO 157/20).
3. The AO 157/20 conferencing requirement in this action is not applicable
as after a diligent inquiry was conducted, it was determined that the property that is the
subject of this foreclosure action is currently vacant and abandoned. Copies of recent
property inspections confirming the property is vacant are annexed hereto in Exhibit A.

4. I affirm that with the requirements of the COVID-19 Emergency Eviction and
Foreclosure Prevention Act of 2020 are not applicable to the instant foreclosure action
because the property is vacant and abandoned, as defined in Subdivision 2 of section
1309 of the Real property Actions and Proceeding law, and was registered on the New
York State Vacant Properties Foreclosure Database prior to March 7, 2020. A copy of
the Proof of Filing showing the property was registered as vacant prior to March 7, 2020
is attached hereto as Exhibit A.
