Everyone,
While I understand everyone's frustration, I do believe itis best-for everyone-to work together and move
forward in a positive way.
Restating my offer of full rent plus $900/mo for the remainder of the lease, allows for the best outcome for
everyone. Time itself could help resolve the challenges before us.
The pandemic has been hard on allof us, but we are the fortunate ones to be alive and well. Let's not lose sight

Yesterday evening 1 spoke to Imran Hossain, my attomey who was interacting with Howard, and I opened your UPS
package. I assumed you and your attorney would provide a surrender agreement for both of us to sign, since I had already
received your November statement via email.
While I do not believe 11/28 isachievable as a vacate date due to the Thanksgiving holiday weekend, I do see 11/30 as
doable if we come to an agreement.
Here is language sent to Ms. Ahn by Julia Currie, my former attorney back in theApril, which can be updated.
Tenant vacates the premises by April 30, 2022 and the parties execute a surrender agreement with a mutual release of

liability waiver of arrears.

I am resending my email from a few weeks ago, as I am sure you will
appreciate my effortto stay connected.
Why are we not working together to either show the place to prospective
tenants or coming up with some agreement to move forward? Either of
these choices are in your best interest. As I said below, I am trying my best
to support you whether I stay in the space or not.
My pro bono attorney is no longer representing me because he claims that
he was getting nowhere with Howard and does not represent clients in
court, only with negotiations. Ithanked him for everything he has done, but
he is no longer involved. I am, however, open to having a callat anytime
with you and Howard.
Lastly, you may receive an insurance cancelation notice, please disregard
it,I have made the premium payment.

I am writing to you directly because itseems our attorneys are not able to come to a resolution
for several months now. Please read the following and know that I want to work this out with
your family. Itis very important to me.
Here are some things that have concerned me:
1. On May 27, 2022, Ms. Ahn agreed to accept the June and July rent at $3,274.91 per month. I
sent a bank check for the total amount.

My client agrees to your proposal. Please have bank checks made payable to the
landlord and delivered to my office, on or before June 1, 2022. Be advised that we will
be commencing a non-payment action, with the understanding that in the event we can
reach an agreement for your client's continued tenancy prior to July 31, 2022, we will
discontinue the action.

is an important consideration for him maintaining the space for the remainder of his
