2016 ANNUAL SUMMARY AND OUTLOOK
Dear Neighbor,
The Bronxville area real estate markets continue to perform well. This is welcome news, espe
that we are in the later stages of the real estate recovery. Sales volume in the area continue
below the 2012-2014high volume years, but pricing is generally higher than in 2015 and rema
historic levels. The Bronxville real estate market outperforms other area markets given its c
Manhattan, lack of available land for new construction, and its acclaimed public school Due t
the current market, I predict we will have an early selling seasonasbuyers and sellers want to
and take advantageof the attractive real estate conditions.
Every year brings new market opportunities and challenges. Below are some of my though
consider for 2017:
• The 2016 Presidential election should have a meaningful impact on our real estate marke

BRONXVILLE VILLAGE SINGLE FAMILY HOMES
Bronxville Village single-family home sale pricing was very strong in 2016, continuing the
that we've been seeing since 2009. The median home sale price was $2,605,000 as compare
in 2015, and the averageprice per square foot was $670 as compared to $685 in 2015. In 201
which is below the peak volume year Of 61homes sold in 2012 but more in line with the 10-y
homes sold annually. Approximately 40% of all homes in the Village sold between $2,500,
in 2016. The highest price paid for a home in 2016 was $5,200,000 and the lowest price paid

BRONXVlLLE VILLAGE CO-OPERATIVE APARTMENTS
Bronxville Village has a large apartment market including approximately 1,200 apartment
of which are co-operative apartments. The median price point for apartments increased to
as compared to $542,350 in 2015. The average price per square foot increased to $485 as c
in 2015. Unit salesvolume peaked in 2005 with 64 unit sales, and since 2011unit volume ha
45 units per year. In 2016, 38 apartments sold. The highest price paid in 2016 was $1,304,00
price paid was $154,000. The apartment market attracts newcomers to Bronxville who are
apartment lifestyle and the affordable entry point. The apartments also are attractive to th
downsizing from larger homes but who wish to remain in Bronxville Village.

Bronxville P.O./Yonkers had a very good year in 2016 after experiencing a healthy 2015 and 2
home sale price remained stable at$808,500 as compared to $801,750 in 2015. The average
foot in 2016 was $330 showing an increase from $306 in 2015. Sales volume dipped to 5
compared to 58 home sales in 2015 but was above the 10-year average of 44 home sales. In
homes sold in the $700,000-$999,000 range, and 28% sold above $1,000,000. The highest
home in 2016was $1,925,000 and the lowest price paid was $420,000.

median price in 2016 was $710,000 as compared to $847,500 in 2015. The average price per

$399,999. This area remains below the peak pricing experienced in the 2005-2007 time perio
