Super Contract
We may terminate this contract within the first6 months withour prior notice, in any case
that we are not satisfied with your job.
I hereby request the position of superintendent in premises located at
233 Jamaica Ave. as a full time job, and if accepted, offer to be superintendent on
condition that I will take good care on the premises, and the apertment will be occupied
only by myself, my wife & children only, I will move in and have my phone connected as
soon as I am hired and will have someone available on premises 24 hours. If employment
is terminated I will move out and deliver the apartment vacant and clean, within 15 days
of termination, and return all left over materials and all landlord tools and machines like
snake,beeper, fax machine, answering machine,etc.
I will keep the building outside front and parking area clean at all times, and do
compacting as often as necessary, and assure collection of reguler and ricycling refuse
and garbage. I will sweep the entire building, wash the lobby and elevator every day
& I will wash the floors and steps twice a week. (More often in rain and snow.) I will
clean the snow and apply salt as often as neccesary to all areas of building needed, I will
clean the windows and all stainless stell panels in lobby and elevator at lease once a
week.
I have my own tools, I agree to do all work or repairs needed in the building such as:
* Replace kitchen counters and vanities.
cabinets,
* Plaster & paint complete apartments, all public areas, (hallway, stairway, garage,
basement, ) as necessary.

Sanding & polyurething parquet wood floors.
* vynyl sheetrock.
Replace ceremic tiles, tiles,plywood,
* clean roof drains.
Repair roof,
* window
Replace flooring, ceilings, walls, doors, windows, guards, window balances,
locks etc.

Do all plumbing installations and repairs, including unclogging drains and sewers
with electric snake. And I will give special attention to any kind of leaks and fix them
right away

Do all electrical installations and repairs.

Check and burned bulbs.

Remove allviolations etc.
Any problem reported to me by the management or by any tenant will be checked and
repaired immediately, if repair is not immediately possible then I will schedule an

appointment with that tenant and I will be there to do the repairs at exact time of the
appointment. All appointment & repairs must be recorded on the work sheets
supplied by the management, I also understand that I am not allowd to accept any
money from tenants for doing repairs in their apartment.
I will go with my own vehicle To pick up any material needed for the building from
designated vendors and from managements office as needed.
When an apartment becomes vacant, I will immediately renovate it for rerenting as per
managemets instructions, ( cleaning, painting, and repair of complete apartment, floors
cabinets, closets, appliances, bathroom, etc.) VACANT APARTMENTS MUST BE LOCKED AT
ALL TIMES AND NO ONE IS ALLOWED TO ENTER, ONLY DESIGNATED BROKER OR SUPER CAN
SHOW APRTMENT TO PROSPECTIVE TENANTS.
I will show all vacenceis, no fees will be charged for prospective tenant, fill out
applications for appartment, prepare them before renting it,obtain approval for renting it
and will perform all duties as directed by manager. I have no right to rent out any
apartment without specific approval from manager.
I will do all duties related to boiler and water/oil tank like cleaning boiler & filter and I
will keep boiler room & compacter room very clean at all times. I will report and watch
any waste of hot water & heat, and illegally connected washing machines or other
appliances and other violations of lease. I will check the oil supply regulery and order oil
2 days before needed.
I w( make monthly checks in each apartment to asssure that there are no leaks, or
any other necessary repairs needed and do all preventive maintenace like caucking
around bathtub and grout toilet tiles, grout, and during winter time I will check the
air valves for leaks and the a/c boxes, windowsfor drafts etc. and report those
inspections to management on apartment inspection forms
I will make sure that all the cars in the garage are parked legal and will comply with all
rules regarding illegely parked cars.
I will make sure the tenants mail there rents promptly to the office but understand that I
am not to collect any rents whatsoever, in particuler cash rents.
I will put poisen for rats and chack for any dead ones I will keep the front of the building
closed at alltimes and chase out anyone who do.sent belong in the building,
The following is considered building: hallways, stair ways, lobby, inside and outside
garbage, front and back of the building area, and porking lots.
It is expressly understood that I am not authorized to bind or commit the owner of the
premises to any contracts or agreements, allof whice are subject to the owners concent.

Until further notice, I will receive the apartment 1A rent free and utilities free, my salary
will be $1200.00 twice a month and a free parking spot in the garage.
Only myself, my wife and children will reside in the apartment, no other family or
people.
Super's work days are Sunday thru Friday, Saturday is not a working day but super or his
wife must be on premises in case any emergency happens
I agree that I will not leave the job without giving notice 30 Days in advance, if I will
not comply with this management should have the right to hold back any checks
owed to me.
NO ONE IS ALLOWED ENTRY TO BASEMENT, ROOF, MATERIAL ROOM, WITHOUT
SPECIFIC AUTHORIZATION FROM MANAGEMENT WITH NO EXCEPTIONS
I willenforce thatonly those tenantswho rented a spot inthe garage are allowed entry to garage.
I willdo my best toassure the tenants safetyand qualityof livingin the building,and make surethere isno
hang out s or illigal
activity in any common areas of building including but not limited to lobby, stairs,
