SEAN V RYAN AND KELLY ANN RYAN SEWER RATES OR RENTALS MUNICIPAL LIEN CLAIM Sean V Ryan Kelly Ann Ryan 115 Ashwood Rd Villanova, Pa 19085 The Township of Radnor, a Home Rule municipality, in the County of Delaware and Commonwealth of Pennsylvania, pursuant to the Act of May 16, 1923, 53 P.S. 7101 et seq., as amended, files this, its claim, for sewer rates or rentals for sewer service furnished by the said Township, through its sewer constructed in front of, abutting on, or adjacent to the premises hereinafter described, which said premises are connected with and use the said sewer. 1. The name of the Claimant by which this claim is filed is the Township of Radnor. 2. The name of the Owner or Reputed Owner of the property against which this claim is filed is: Sean V Ryan Kelly Ann Ryan 115 Ashwood Rd Villanova, Pa 19085 3. The real estate or property against which this lien and claim is filed is situated in the Township of Radnor, Delaware County, Pennsylvania and is located at: 115 Ashwood Rd Villanova, Pa 190854. The authority under or by virtue of which said sewer service was furnished by the said Township of Radnor is the Act of General Assembly of the Commonwealth of Pennsylvania of June 24, 1931, P.L. 1206, and its supplements and amendments, and all other Acts of Assembly relating thereto, and pursuant to ordinances of the said Township, providing for the establishment and construction of a system of sanitary sewers, and Ordinance No. 1526, as amended by Ordinance No. 2008-12, adopted September 22, 2008, as amended, providing inter alia for the filing of liens, and by virtue of the Act of General Assembly of the Commonwealth of Pennsylvania, approved the 16"" day of May 1923, P.L. 207, as amended. 5. The period of time for which the sewer service was furnished, for which this claim is filed, as set forth in paragraph 8. 6. The kind and character of work done for which this claim is filed, is for the furnishing of sewer service to the above-described property, a statement of which is as follows: 2019-2020 Sewer Rents 7. The Board of Commissioners of the said Township caused the amount.of the above bill to be assessed against the property in accordance with the hereinbefore-mentioned Township Ordinance No. 1526, as amended by Ordinance No. 2008-12, adopted September 22, 2008, as amended. 8. Bills showing the amount charged against the above-described property were sent to the owner for the year 2019 on April 1, 2019, with notice thereon that all unpaid bills will be delinquent if not paid by May 31, 2019, and entered as a lien. 9. Bills showing the amount charged against the above-described property were sent to the owner for the year 2020 on April 1, 2020, with notice thereon that all unpaid bills will be delinquent if not paid by May 31, 2020, and entered as a lien. 9 The above claims not having been paid, the Township of Radnor, therefore, filed this, its municipal claim for $2888.24 plus filing costs of $23.50, cost of satisfaction, interest and attorneys fees.
