CIRCUIT CLERK, ST. LOUIS COUNTY ) JUDGMENT DETERMINING AND QUIETING TITLE This Cause came on for hearing on January 28, 2020. Evidence having been presented, the Court finds: 1. On September 26, 2019, Plaintiff filed its Verified Petition to determine and quiet title in and to the following described Property: Lot 56 of Frostwood Plat 2, a subdivision in St. Louis County, according to the plat thereof recorded in Plat Book 54 Page 47 of the St. Louis County Records. Locator No. 10J130600. Known and numbered as 8419 Chalons Ct., St. Louis, MO 63134. 2. Defendant Frank Chen was served on October 26, 2019 and has failed to plead or otherwise respond to the Verified Petition. 3. Defendant Frank Chen was the record title holder of the Property. As a result of delinquent taxes, said Property was sold by the St. Louis County Collector of Revenue to Plaintiff. 4. The Collector’s Deed, dated June 25, 2019, was recorded July 11, 2019 in Book 23605 Page 204 of the St. Louis County Records. NOW, THEREFORE, the Court being fully advised in the premises and based upon the Verified Petition and the evidence adduced, now finds, determines and decrees: A. The Defendant was duly served and has failed to plead or otherwise respond to the Verified Petition and is in default. B. Judgment is entered in favor of Plaintiff and Plaintiff is vested with fee simple absolute title to the following described Property: Lot 56 of Frostwood Plat 2, a subdivision in St. Louis County, according to the plat thereof recorded in Plat Book 54 Page 47 of the St. Louis County Records. Locator No. 10J130600. Known and numbered as 8419 Chalons Ct., St. Louis, MO 63134.and Defendants and any other persons, corporations or successors claiming by, through or under said Defendants have no right, claim or interest whatsoever, in or to said Property or any lien thereon and are hereby divested of any right, claim or interest in said Property.
