Page 1 of 52. The Defendant is Christos Bottos, who is a mortgagor and real owner of the
mortgaged property hereinafter described, and his/her last-known address is 1026 Lancaster
Avenue, Berwyn, PA 19312.
3. The Defendant is Konstantia Bottos, who is a mortgagor and real owner of the
mortgaged property hereinafter described, and his/her last-known address is 312 Robinson Road,
Broomall, PA 19008.
4. On December 21, 2007, Christos Bottos and Konstantia Bottos, made, executed and
delivered a Mortgage upon the premises hereinafter described to Citizens Bank of Pennsylvania
which Mortgage is recorded in the Office of the Recorder of Delaware County as Instrument
Number 2008005227 in Mortgage Book 04285, Page 0407 (“the Mortgage”), the Mortgage is
incorporated herein by reference pursuant to Pa.R.C.P. 1019(g).
5. On December 21, 2007, Christos Bottos, also executed an Adjustable Rate Note
secured by the Mortgage (“the Note”). Plaintiff, directly or through an agent, is in possession of
the Note and is the holder of the Note with the right to enforce it; the Note is either made payable
to plaintiff or has been duly indorsed.
6. The premises subject to the Mortgage is described in the legal description attached
as Exhibit “A” and is known as 312 Robinson Road, Broomall, PA 19008.
7. The Mortgage is in default because monthly payments of principal and interest
upon the Mortgage due May 27, 2018 and each month thereafter are due and unpaid, and by the
terms of the Mortgage, upon default in such payments for a period of one month, the entire
principal balance and all interest due thereon are collectible forthwith.

WHEREFORE, Plaintiff demands in rem Judgment against the Defendants in the sum of
$61,391.41, together with interest accruing thereafter; other costs and charges collectible under the
Mortgage and applicable law, including all reasonable and actually incurred attorney's fees and
costs; and the foreclosure and sale of the mortgaged property.

Talk with your lender about a loan modification or other repayment plan.
Explain possible options to avoid foreclosure such as loss mitigation, refinancing your loan,
selling or transferring your property to a third party or having a third party cure the delinquency
on your behalf through a short sale or assumption of mortgage.
Provide referrals for other assistance, programs or services.
Explain other rights you may have, including your right to assert the non-existence of the debt
and any other defenses you may have.
Even if you miss the deadline, you may still apply for HEMAP, but a late HEMAP application
will not stop your lender from foreclosing. However, if your application is approved, a HEMAP
assistance loan will bring your mortgage current and stop the foreclosure. HEMAP may also
temporarily help you make future mortgage payments.
Alternatively, you may save your home from foreclosure by curing your default. That means
