NOTICE IS HEREBY GIVEN that an action has been commenced and is now pending
in this Court upon the Verified Complaint of the above-named plaintiff against the above-named
defendants for the foreclosure of the following mortgage: Amended, Restated and Consolidated
Mortgage, Assignment of Leases and Rents, Security Agreement and Fixture Filing dated May
31, 2018, made by defendants 82-02 45TH AVE. CORP., JAMES KWANG LEE, and SOON
LEE to Customers Bank to secure payment of the principal sum of $6,100,000.00 with interest,
which mortgage was duly recorded on July 2, 2018, in the records of the Office of the City
Register of the City of New York as City Register File No. (“CRFN”) 2018000218654, and
which mortgage was subsequently assigned to Plaintiff CENTRAL PENN CAPITAL
MANAGEMENT LLC by virtue of a certain Assignment of Mortgage dated March 30, 2022,
which Assignment of Mortgage was duly recorded on May 25, 2022, as CRFN 2022000213585.
AND FURTHER NOTICE IS GIVEN that the premises affected by said mortgage
were, at the time of the commencement of this action, and are, at the time of filing this notice,

situated in Block 1536, Lot 201, as shown on the Queens County Tax Map of the City Register
of the City of New York, State of New York, including all improvements thereon, and is
described in the aforesaid mortgage as follows, to wit:
See Schedule A annexed hereto and made a part hereof.
Said premises being known as and by street number 82-02 45th Avenue, Elmhurst, New
York, 11373.
TOGETHER with all right, title and interest of the defendant(s) in and to the land lying
in the streets and roads in front of and adjoining said premises and all buildings and
improvements thereon erected.
To the Clerk of Queens County: you are hereby directed to index this pendency of action
to the names of the above-named defendants as above-described premises.
