I. Introduction

In this action for (1) quiet title; (2) conversion; (3) declaratory relief; (4) violation of Gov. Code § 8214 et seq.; and (5) violation of Bus. & Prof. Code § 17200, Plaintiff Jose A. Perez alleges:

· He and Defendant Maria Ledesma purchased real property as husband and wife in 2002.

· In 2015, Perez and Ledesma divorced. “There was no resolution with respect to the community assets in the divorce.” (Complaint, ¶ 9.)

· On December 31, 2012, Ledesma prepared a grant deed purporting to transfer the property to herself. Without Perez’ consent or knowledge, Ledesma signed her name and Plaintiff’s name on the deed, and Defendant Arenas notarized the deed. Ledesma then recorded the deed.

· “[A]round the same time,” without Perez’ knowledge or consent, Ledesma changed the title of a 2008 GMC Sierra truck from Perez’ name to her name by falsi
