SUMMARY OF FACTS:

Petitioner Quality Loan Service Corp. is the foreclosing trustee of real property located on East Elk Avenue in Glendale. The borrower on the trustee sale was Andrew Mendoza. On August 20, 2015, the property was sold at a duly noticed non-judicial foreclosure sale. Within 30 days, letters regarding surplus funds from the sale were mailed to parties with recorded interests against the property. Quality received no written claims from potential claimants, and has determined that there is a conflict between the potential claimants to the funds.

On January 20, 2016, the court, Judge Doyle presiding, issued an order approving the petition, permitting Quality to deposit the surplus funds, and discharging it from further responsibility. The funds in the sum of $29,996.09
