ANALYSIS:
One claim has been filed by Tatia Gregory, who claims to be the sole legal heir of the now-deceased owner of the subject property, Pearlie May Gregory. On September 14, 2017, the Court held that it was unclear as to whether there was an estate of Pearlie May Gregory, who was deceased at the time of the foreclosure sale. The Court further noted that Claimant proffered no evidence that she is Pearlie May Gregory’s sole legal heir. Accordingly, the Court ordered Claimant to file a petition in the Probate Department of the Los Angeles Superior Court to declare that she is the sole legal heir of Pearlie May Gregory.
On February 28, 2018, Claimant filed a supplemental declaration In Re: 3904 Platt Avenue, Lynwood, CA 90262. At the March 6, 2018 hearing, the court held that although the Claimant proffered a copy of the Trustee’s Deed of Sale from September 15, 2016 and a copy of Pearlie M.
